CR Land Environmental Management Policy
1 Purpose
1.1 China Resources Land Limited (“CR Land” or the “Company”) attaches great importance to the impact of its production and operation activities on the environment. We integrate the concept of green development into all links of enterprise operations, and constantly improve the environmental management system to promote the development of green building. In addition, we actively conduct measures, such as energy conservation and emission reduction, pollution prevention and control as well as publicity of green culture. We aim to improve the urban environment and renew the urban landscape.
1.2 The Company abides by all laws, regulations, and industry norms relating to environmental protection practices in the business operation sites, including, but not limited to, the Environmental Protection Law of the PRC, Energy Conservation Law of the PRC, Atmospheric Pollution Prevention and Control Law of the PRC At the same time, the Company formulates multiple internal policies, including the CR Land Energy Conservation and Emission Reduction Management Code and Management Guidelines on Dust and Noise Pollution of Development Projects, to ensure that all business operations may have an impact on the environment within the scope of laws and regulations.
1.3 This Policy is applicable to CR Land and its major regions, business divisions, and specialized companies. All business partners, including partners, contractors, and suppliers are encouraged to comply with this Policy.
2 Environmental Management
2.1 Abide by relevant laws and regulations, actively promote subordinate units to establish a sound environmental management system, and regularly update the content of the environmental management system to ensure the compliance, suitability and adequacy of the management system.
2.2 Conduct environmental compliance inspections on a regular basis and incorporate environmental inspections into daily supervision to take environmental management responsibilities.
2.3 Set medium and long-term environmental management goals, including waste emission reduction, climate change response, and water resource use, and implement them in the long term.
3. Green Building
3.1 Apply green technology and green materials to the whole management process of project development, construction, marketing, service and after-sales. We aim to provide society with more eco-friendly, healthy, and comfortable living and shopping space.
3.2 Fully identify and minimize the potential impact on the environment and take green (including energy, water, emissions, waste management), safety and health, as well as climate risk response into account in the architectural design stage.
3.3 Consider the requirements of the environment and the surrounding communities in the construction phase, and implement energy conservation and emission reduction during this phase.
3.4 Innovate green environmental protection technology, practice green procurement, and explore external opportunities in facility management to improve resource utilization efficiency during the operation stage.
3.5 Implement the relevant requirements of the Assessment Standard for Green Building GB/T 50378-2019, comply with the new national green building standards in a timely manner, and increase the quantity of high-star green building. Where feasible, review the completion of sustainable building assessment standards and certifications, including the WELL Building Standard, Building Environmental Assessment Method (BEAM Plus), and LEED Gold or Platinum certification.
4. Energy Management
4.1 Consider improving business energy efficiency during the project investment, development, design, construction, and operation phases. Explore the feasibility of adopting renewable energy by increasing the use of renewable or alternative energy, purchasing renewable energy, and other methods to improve the proportion of renewable energy use.
4.2 Strengthen the management of energy and resource consumption indicators and set medium and long-term energy efficiency targets to promote the implementation of energy efficiency plans steadily.
4.3 Enhance innovative research & development to create ultra low energy consumption building and zero-energy consumption building, promote smart energy, and take practical steps to bring down energy consumption and carbon emission by setting energy-saving targets, strengthening energy statistics, establishing an energy management & monitoring platform, implementing energy-saving projects, and using clean energy.
4.4 Encourage educating and initiating employees, suppliers, and tenants to minimize energy consumption and carbon emissions in their daily business activities.
5. Water Resource Management
5.1 Comply with all laws and regulations relating to water resource, and incorporate industry best practices in water resource management into business operations wherever possible.
5.2 Formulate targeted water-saving measures for different projects to constantly improve the Company’s water use.
5.3 Install the recycling water devices or rainwater collection devices where feasible, to realize the recycling of water resource.
5.4 Communicate the importance of water resource management to employees, suppliers, tenants, partners and other stakeholders, and encourage them to protect water resources in their daily operations and lives.
6. Waste and Emissions Management
6.1 Abide by the national laws and regulations on waste and emissions management, and reduce the generation of waste and emissions from the source wherever possible.
6.2 Identify and count all the types of waste and emissions relating to the Company’s operations, and set the Company’s targets for reducing waste and emissions.
6.3 Ensure that hazardous and potentially hazardous waste is managed in an appropriate, accountable, and transparent manner.
6.4 Strengthen communication with suppliers, tenants, partners, and other stakeholders, and encourage them to minimize the generation of waste and emissions in their daily operations.

8. Biodiversity Conservation
8.1 Identify and manage the potential negative impacts of business activities on biodiversity and ecosystems based on the Chinese Programme for Natural Protection and other documents. The Company shall fully consider the impacts on the surrounding ecological environment during the project investment, planning and design, construction, as well as operation and maintenance phases to avoid damage to biodiversity.
8.2 Project companies are encouraged to actively conduct projects and activities regarding biodiversity conservation, and support technological research relating to biodiversity.
8.3 Expand the greening area of each project to provide habitat for birds, insects and other urban creatures, wherever possible.
8.4 Communicate the importance of biodiversity conservation to employees, suppliers, tenants, partners, and other stakeholders, and encourage them to protect biodiversity in their daily operations and lives.
