CR Land Responsible Products and Marketing Policy

1 Purpose

1.1 China Resources Land Limited (“CR Land” or the “Company”) adheres to customer orientation and builds the Power of Product that integrates quality, health, wisdom, and service for high-quality urban development. We are committed to the basic concepts of compliance, fairness, inclusiveness, and environmental protection throughout the life cycle of each product and service. We aim to conduct sales and marketing practices that comply with laws, regulations, social norms, and ethical standards when communicating with stakeholders, promoting and marketing our services.

1.2 Abide by all laws, regulations, and industry norms relating to marketing practices in the business operation sites, including, but not limited to, the Advertising Law of the PRC, Urban Real Estate Administration Law of the PRC, Regulatory Measures on the Sale of Commercial Houses, and Provisions on the Release of Real Estate Advertisements, and establish internal policies and systems regarding marketing, advertising, and sales. The relevant contents and methods in marketing activities that comply with the Company’s corresponding policies must be clearly stipulated, and the legal requirements, such as prices, should be implemented. Contents in marketing activities that include exaggeration, deception, and falsity are strictly prohibited.

1.3 This Policy is applicable to CR Land and its major regions, business divisions, and specialized companies. All business partners, including partners, contractors, and suppliers are encouraged to comply with this Policy.

2 Content

2.1 Carry out legally honest, accurate, and scientific fact-based communication, not any false or misleading publicity. Implement price and other legal requirements, and over-commitment is not allowed. The Company shall not make false or misleading statements about its products, services, performance or track record, or make misleading statements about competitors’ products, services, and performance.

2.2 Print brochures and conduct publicity events in accordance with the requirements of the Advertising Law of the PRC and CR Land Brand Management Guidelines, to ensure that accurate

and true product information is conveyed to customers or consumers.

2.3 Establish a responsible marketing material review and supervision mechanism. Review all advertising and marketing activities internally to ensure accuracy and compliance. Conduct special audits of responsible marketing regularly, as well as self-examination and self-rectification of marketing irregularities to ensure the legal compliance of product and service-related sales and marketing practices, and disclose the special audit results of responsible marketing.

2.4 Fully respect and protect the privacy and data of customers or consumers. Attach great importance to protecting customer information throughout its lifecycle. Strictly implement the regulatory and mandatory requirements, such as the CRM Customer Information Access Management Regulation and Confidentiality Rule in the CR Land Employee Handbook. Strengthen employees’ awareness of confidentiality through publicizing and education, to ensure that customers’ privacy will not be disclosed without their knowledge and consent.

2.5 Conduct related training on responsible marketing as well as product quality and safety for all employees and supply chains on a regular basis, and regularly organize targeted business-related responsible marketing training for market practitioners. Sales teams of each major regions, business divisions and specialized companies are required to organize business-related responsible marketing training periodically, to regulate sales behavior.

2.6 Make every effort to provide customers with products and services that are beneficial to society and the environment. The Company shall popularize green building and eco-friendly products to consumers, as well as the positive impact of services on society and the environment, and guide consumers to purchase green building and eco-friendly products.

2.7 All employees are obliged to report violations of this Policy through relevant channels in accordance with the requirements of the CR Land Anti-corruption Policy, CR Land Reporting Policy and CR Land Code of Business Ethics. All reports of misconduct must be investigated in accordance with the CR Land Reporting Policy, and non-compliant marketing behaviors should be rectified and criticized in a timely manner.

2.8 Disclose responsible products and marketing management, measures and product satisfaction and other information regularly through Annual Reports and Sustainable Development reports.
